Why another source may show a different number
Market websites use different datasets, time windows and definitions. For example, Redfin's three-month period ending August 2026 reported a $941,877 median sale price and 63 median days on market. A separate August MLS-based report published 15 closed sales and a $945,000 median. Those figures are not necessarily contradictory; they measure different samples or time windows.

They come from a California Regional MLS-based market report and are separate from the August 2026 citywide snapshot above.

How to read this: A five-year median-price series is useful for context, but it is not an index of the value of any particular house. Changes in the mix of homes that sell in a quarter can move the median substantially. For a property-specific estimate, use recent comparable sales and current competition.
Market data is a tool—not a prediction.
Prices, inventory and days on market describe what has happened or what is currently listed. They do not by themselves tell a particular buyer or seller what they should do. Property-specific decisions require property-level information and individual financial considerations.
